Gold Coast $1bn Triple-Tower Masterplan Revealed

Gold Coast’s illustrious developer, Azzura Investments, is set to propel “The Monarch”, the $650m second-stage tower of the $3.1 billion Imperial Square development in Southport. The city’s leaders recently approved this high-profile project, a pivotal move that the community has eagerly awaited.

A dynamic new mixed-use development is underway at Mermaid Waters, with plans for a transformative $1-billion-plus masterplan featuring a trio of towers and 700 apartments. This visionary project, designed by our firm, reimagines the previously approved “retail resort” site at The Lanes into a vibrant, multi-functional space that will serve as a major hub in the Gold Coast.

Located at the corner of Hooker Boulevard and Bermuda Street, one of the city’s busiest intersections, the 10.5-hectare site fronts a picturesque man-made lake, offering an exceptional setting for the new development. Panthera Group, based in Sydney, has reworked the initial plans for the site, which was acquired three years ago for $45.8 million from Sunland Group. Originally envisioned as a $200-million, two-level retail and entertainment complex, the project has evolved due to shifting economic conditions and the challenges posed by the pandemic.

Our design for the new masterplan introduces an ambitious mixed-use development spread across three towers, with residential, commercial, and recreational elements, making it a vital addition to the area’s skyline. The towers will rise up to 30 storeys and offer a total of 700 apartments, meeting the growing demand for housing in south-east Queensland while maintaining high standards of residential amenity.

The proposed development includes:

Retail and Commercial Space: 19,375 square meters dedicated to retail, dining, and commercial use, ensuring a vibrant atmosphere for residents and visitors.

Wellness and Leisure: A state-of-the-art 4,310 square meter gym and wellness centre, alongside a lakeside amphitheatre, creating a hub for relaxation and community events.

Residential Towers: Two 30-storey towers with 284 apartments each, and a centrally located 17-storey tower housing 132 additional units, all designed with a range of one, two, three, and four-bedroom configurations.

Extensive Amenities: The towers will feature expansive communal open spaces on their rooftops, with pools, decks, barbecue areas, and community rooms, fostering a sense of connection among residents.

The development will be delivered in three stages over the course of a decade, ensuring that the area is progressively transformed into a thriving destination. The first stage will focus on the completion of residential and retail components, with future stages focusing on further enhancing the site’s potential.

In keeping with the city’s ongoing urban renewal, our firm’s design prioritizes increased residential density while ensuring that the building scale remains suitable for its surroundings, without compromising on amenity. With its prime location, extensive green space, and state-of-the-art facilities, the project aims to become an iconic part of Mermaid Waters, blending seamlessly with the area’s natural beauty.
