22 Storey Mixed-Use Tower Proposed for Milton

Locale Apartments Pty Ltd has recently submitted a development application for an impressive 22-storey mixed-use tower at 27-33 Railway Terrace, Milton. This proposed development aims to revitalize the area by incorporating ground-level and basement retail and commercial spaces, along with short-term accommodation rooms within the tower’s podium.

An essential feature of the project is the inclusion of a spacious rooftop communal open space, which will house a publicly accessible rooftop bar, adding to the vibrancy of the area.

Development Overview:

A total of 143 one, two, and three-bedroom apartments
66 short-term accommodation rooms
901 sqm of non-residential Gross Floor Area (GFA)
4 levels of basement car parking with a commercial/club tenancy in part of Basement level 1
Ground-level retail and commercial tenancies, along with vehicle access, servicing, and parking areas
3 podium levels shared between car parking and short-term accommodation units
4 tower levels shared between short-term accommodation units and residential units
12 levels of residential apartments
Rooftop communal open space with a publicly accessible bar
Car parking with a total of 241 spaces, including 199 resident spaces (including 6 motor bicycle spaces), 22 visitor spaces, and 20 short-term accommodation spaces
Bicycle parking with a total of 229 spaces, including 193 resident spaces and 36 visitor spaces

Designed by the renowned Kris Kowalski Architects, this mixed-use building boasts separate residential and hotel lobbies, ensuring a seamless experience for both residents and guests.

According to the development proposal, the addition of a rooftop bar will bring a dynamic mix of amenities to the space and perfectly complement the exclusive communal recreation areas designated for residents and guests.

The rooftop bar, equipped with a serving area, toilets, seating, and an outdoor terrace, will be distinct from the resident-only communal recreation area and accessible via a separate lift, providing a unique experience for visitors. – Development Application

The proposed short-term accommodation units, situated on the podium levels, resemble typical serviced apartments and will cater to longer stays of up to 3 months, offering an alternative accommodation choice alongside the hotel rooms.

To ensure year-round usability of private open spaces, the proposal includes the incorporation of “winter gardens,” considering the close proximity of the development to the railway line.

Strategically positioned adjacent to the Milton Railway Station, the development enjoys unparalleled access to public transport, dining and retail precincts, and key road networks leading into the CBD. The project seamlessly integrates into the urban landscape, characterized by high-rise buildings reaching up to 30 storeys and well-established urban infrastructure.

The proposed mixed-use tower at 27-33 Railway Terrace, Milton, is poised to rejuvenate the area, offering an enticing blend of residential, commercial, and hospitality spaces, all while taking advantage of the convenient location and existing urban fabric.
