Monarch Place – Azzura Files $500m Skyscraper Plans for Southport Precinct
Developer Robert Badalotti’s Azzura Group has submitted plans for the second stage of a massive multi-tower development project on the Gold Coast. The plans include Monarch Place, a striking 42-storey mixed-use tower with a vertical retirement village component. Monarch Place is estimated to cost $500 million.
If approved by the Gold Coast City Council, Monarch Place will grace the Southport skyline. The tower will be located at 61-67 Meron Street, Southport, on a corner site with four street frontages. It will reach a height of 142 meters and rest atop a seven-storey podium. Monarch Place will consist of 37 storeys and offer a total of 223 apartments. Notably, 140 residences will be designated for individuals over the age of 65.
The planning documents describe the proposal as a “high-quality example of intensive mixed-use development,” aligning with the aspirations of the Southport Priority Development Area. Azzura’s development application for the second stage of its Imperial Square project follows the ongoing construction of Regal Residences, an 18-storey building situated on the 1.4-hectare site where Ferry and Meron streets intersect.
Monarch Place, designed by Kris Kowalski Architects, will feature retail and commercial tenancies on the ground and first floors. The tower’s design is attractive and slender, with bespoke architectural features that enhance its value as an addition to the Southport skyline. The tower exhibits a fluid form through the use of varied balcony shapes, providing vertical articulation.
The podium and tower offer a well-balanced built form, harmoniously integrating with the broader four stages of the masterplan. Monarch Place represents the second stage of Azzura’s Imperial Square multi-tower masterplan, located at the entrance to the Southport CBD. The upcoming stages include the proposed 68-level Imperial Tower and The Majesty, set to become the tallest residential tower in Australia at 108 levels. The podium’s design is aesthetically pleasing and meticulously detailed, contributing positively to the streetscape and stimulating activity on the periphery of the Southport PDA.
The retirement village’s amenities will be situated on the fifth level. These amenities include a grand ballroom, dining area, gymnasium, sauna, heated indoor pool and spa, hairdressing salon, beauty parlour, cinema, golf simulator, art and craft studio, library, and residents’ workshop. Additionally, there will be a dedicated music room, games and entertainment rooms, consulting rooms, a boardroom, as well as a commercial-grade kitchen and dining area complete with a bar and coffee lounge.
Monarch Place will offer a variety of apartment configurations, including two-bedroom, two-bedroom plus study, three-bedroom, and four-bedroom layouts. Eight four-bedroom apartments will be equipped with a plunge pool and spa.
The 83 retirement residences will have separate lift access and exclusive amenities. However, all residents will have access to the level six podium, which will feature a hotel-tavern, restaurants, resident barbecue facilities, and an outdoor ‘kabana lagoon’ pool. On the upper levels, residents will enjoy breathtaking views of Southport, Broadwater, and Surfers Paradise. The tower will include three sub-penthouses, each with its own plunge pool and spas. At the pinnacle of the tower, two magnificent “super-sized” penthouses will be crowned, boasting large rooftop infinity pools.
The masterplan for Imperial Square outlines the development and delivery of approximately 1,600 homes and up to 40,000 square meters of commercial and retail space.
