443 Queen Street

443 Queen Street is a landmark 47-storey residential tower rising from Brisbane’s last remaining CBD riverfront site, delivered by Kris Kowalski Architects in collaboration with Singapore-based WOHA and Architectus for developer Cbus Property. Serving as design, documentation and delivery architects, our practice helped bring to life Australia’s first truly subtropical residential skyscraper a “building that breathes.” Rather than packing apartments to the edge of each floor plate, the design opens the tower to Brisbane’s prevailing river breezes, with every one of the 264 residences achieving full cross-ventilation and its own private outdoor space, allowing residents to live comfortably with minimal reliance on air-conditioning. Lush arrival gardens greet residents as they step from the lift on every level, while a full-floor recreation deck, 25-metre riverside infinity pool and soaring naturally-lit lobby set a new benchmark for luxury subtropical living. The ground plane draws inspiration from the strata of the Kangaroo Point cliffs opposite, with screened pavilions rising as fluted columns to frame open, floating gardens at the tower’s heart. Recognised as Australia’s first residential tower to achieve a 6 Star Green Star Design and As-Built certified rating, 443 Queen Street reimagines the traditional Queenslander for the high-rise era a genuinely climate-responsive icon on the Brisbane River.
